Buyers look for a strong customer base, a clear strategic plan, transferable value that doesn't depend on the owner, transparent record-keeping, a consistent financial history, and untapped revenue potential. Kathleen walks through each in detail, using her own tutoring center as the example.
I'm a solo coach with no team, no building, and no employees. Does my business actually have value?
Yes, and Kathleen calls this the single biggest mindset shift for solo practitioners. In a service-based business, the majority of value lives in goodwill and intellectual property rather than physical assets. In her own sale, only 5% of the profit came from physical assets; 95% came from intellectual property.
Are referral relationships actually worth something when it comes time to sell?
Kathleen confirms they're one of the most valuable assets a coach or tutor can build. When she sold her center, transferring trust with referral partners like pediatricians and psychologists was a core part of the transition.

Kathleen says yes, and outlines two real paths: becoming a transition partner, where the seller and buyer co-run the business for 6 to 12 months so trust transfers gradually, or selling the intellectual property itself (courses, frameworks, curriculum) to be folded into another business.
